National Australian Built Environment Rating System (NABERS) & Commercial Building Disclosure (CBD) - Energy, Waste & Indoor Environment
NABERS & CBD, Australia: Building Disclosure Requirements for Building Managers and Owners of commercial buildings >1,000m2
Increase your tenancy occupancy rates, improve energy and waste management, and achieve increased emission reductions. Your achievements from this process can then be marketed using the national NABERS and CBD Program.

Gaining an accredited building rating will provide the following benefits:
Our NABERS and CBD assessors are nationally accredited to prepare base and whole building ratings, with extensive experience conducting ratings for a range of building types.
To determine if your building requires a NABERS rating or CBD certificate (or in other words, is 'disclosure effected'), download the following Guidance Note.
- High rating results means greater efficiency, hence lower costs and reduced life cycle costs.
- Organisations which have demonstrated a willingness to take action on wider community issues, such as global warming through NABERS Performance Ratings, have enjoyed increased staff productivity and greater customer awareness.
- Building owners can promote their environmental performance. The NABERS Trademark to promote a client’s star rating, an accredited Performance Rating is required to be obtained through an Accredited Assessor.
- An annual review ensures the rating is up-to-date and accurate for a client’s current operational performance. The process provides a baseline energy rating including energy intensity per m2 and overall energy intensity in regard to the previous 12 months operation. A NABERS rating is valid for one year.
- NABERS ratings will provide a benchmark for energy consumption comparative to similar buildings across Australia, and a benchmark relative to points in time for a building from year to year.

The NABERS Commitment Agreement
Are you a building developer or investor who would like to predict your building’s energy performance at the design and pre-construction stage, in order to market to prospective tenants?
Our team prepares NABERS Commitment Agreements for building developments.
The NABERS Commitment Agreement process presents the opportunity to promote and market the building performance of a new project from the outset, with a focus on greenhouse gas and carbon. Defined as such, because a building owner/manager is ‘stating a commitment to design, build and commission the premises to a selected star level’ (Source: NABERS website).
Through incorporating energy efficiency technologies during the design stage, the NABERS Commitment Agreement process helps to identify improved building energy performance. Considering energy efficiency especially at the outset of building design, reduces base building costs throughout the building’s life, being an important operational efficiency considering current and increasing future rising energy costs.
A key outcome of the Commitment Agreement process is the knowledge that a building project is likely to achieve a desired star rating, hence a performance level, which is useful when the CBD requirement requires mandatory reporting of this aspect of a development, for buildings selling, leasing or subleasing office space over 1,000m2.
